How long is my Energy Performance Certificate (EPC) valid for?
EPCs are valid for a period of 10 years from the date they are issued.
Does my property require a specific EPC rating to be rented out?
No, at present there is no legislation which requires long term residential lets to have a specific EPC rating.
However, this is something that is being considered by the Scottish Government, and as such it may be prudent to consider seeking free advice from Home Energy Scotland around possible energy improvements for your property.
A Scottish Government consultation in relation to this matter is open for responses until 29th August 2025.
What support is available around energy improvements for my rental property?
Home Energy Scotland is the free, impartial advice service funded by the Scottish Government which can help landlords improve the energy efficiency of their rental properties. Whether you’re looking to discuss your Energy Performance Certificate (EPC), various funding options or have your property assessed in depth, they can help.
The Highlands and Islands advice centre has specialists based in Argyll and Bute who will carry out assessments and provide you with a tailored reports outlining:
- the current energy demands of your property
- recommended improvements
- the approximate cost of making these improvements
- potential fuel bill and carbon savings
- the estimated improvement in the property's EPC rating.
Advice can be provided over the phone or following a visit to the property if appropriate. The property report also details potential funding options for each of the recommended measures in the report.
The Home Energy Scotland service is available to anyone who owns property in Scotland. A landlord can access the same advice and support for their own home, and they can encourage their tenants to get in touch for advice too.
