Site Size

Approximately 3.5ha of largely undeveloped land

Planning

Strategic business site allocated in Local Development Plan as ‘Potential Development Area 5/71’.  Offerors must demonstrate their proposal complies with:-

Airport Business Park Development Information Document.

Use Class 4, 5 and 6 likely permitted – Business + Industry

Services

150m of access track, shared footpath / cycleway, lighting, drainage & ducting already installed.  Water, electricity, sewage, media and further access works will be required to develop site.  Offerors must satisfy themselves of individual requirements and cost of connections.  Evidence will be required that offeror has capacity and track record to invest and develop site in coordinated way.

Legal

The site is freehold.  Vehicular access to the southern hanger and fuel store is taken across the site (north to south from roundabout).

Roads

Site is accessed from A828 at Oban Airport junction.  5.2m width road + pavement.

Ground Conditions

Site is former military airport and peat is known to be present in immediate area.  Part of the site has also been used as a quarry and backfilled.  A Phase 1 contaminated land survey will be commissioned by the Council and provided to interested parties.

Offeror must satisfy themselves in relation to ground conditions in respect of their proposed use.

Airport Matters

Airport related development is encouraged.

Due to proximity of airport there are strict height restrictions on buildings and certain operational activities provided by Civic Aviation Authority.  Offerors must demonstrate their proposal complies with the Airport Business Park Development Information Document.
