There will be a kiosk connected to the café. There is the option of letting this separately or it can be tied within the café lease.

The proposed tenant will be required to manage the public toilet area. This will include to stock all consumables and undertake cleaning. Opening times for the toilets will be 08:00—18:00 in summer and 09:00—16:00 in winter.


The Passivhaus design provides a high level of comfort for occupants whilst using little energy for heating and cooling. The Passivhaus design reduces the heat transfer through walls, roof and floors. The energy consumption in a Passivhaus is reduced to such a level that minimal heating is required in winter; most of the demand can be covered by passive heat sources, such as the sun, the occupants and appliances. Around 90% less heating energy is consumed, in comparison to conventional buildings.

Helensburgh is 25 miles (40 km) north-west of Glasgow. Hermitage Park is based near the centre of Helensburgh on the Clyde Estuary and covers approximately 4.7 hectares.

The location benefits from being directly next to Victoria Halls and a wide range of retail, restaurant and leisure facilities, such as The Tower Cinema, Helensburgh Swimming Pool and the Rennie McIntosh Hill House. Helensburgh is rapidly becoming a destination town for foodies with a wide range and wealth of local eateries including award winning and unique catering businesses in the town. There is a farmers market with local produce which takes place every second Saturday.


Public transport is provided by means of two railway stations, Helensburgh Central and Helensburgh Upper, with direct links to Glasgow and Edinburgh. Regular bus services are also available, with a bus stops located at the entrance of the park grounds.
